Balneário Camboriú is the city of Santa Catarina that has given impetus to the country’s real estate market.
Since April 2022, the city of Balneário Camboriú, on the coast of Santa Catarina, is the city with the highest real estate appreciation, with one square meter surpassing large centers such as Rio de Janeiro and São Paulo. According to a survey conducted by the index FipeZap+responsible for monitoring prices, the 50 Brazilian cities surveyed had an average appreciation of 6.16% in 2022, the highest record in the historical series that began in 2014.
In December, in Balneário Camboriú, the average price per square meter was R$ 11.4 thousand. Followed by Vitória (R$ 10.4 thousand), Itapema (R$ 10.3 thousand), São Paulo (R$ 10.1 thousand), Rio de Janeiro (R$ 9,860), Florianópolis (R$ 9,569), Itajaí ( R$9,380), Brasilia (R$8,726) and Curitiba (R$8,522).
Santa Catarina pulled the national high and Balneário Camboriú also increased appreciation in north coast cities. In addition to the cities included in the survey, Porto Belo, Tijucas, Balneário Piçarras and Joinville, which also register an increase in the segment, according to a survey carried out by Brain for the sinduscon. “This appreciation is the result of planned and long-term work carried out by the companies in collaboration with the town hall,” underlines the entrepreneur Jean Graciola.
FG Empreendimentos, which belongs to the Graciola family, underlines that the appreciation has given impetus not only to projects under construction, but also to those already completed. “Over the past 12 months, for example, we have seen an average monthly appreciation of about 2.33%, or an increase of almost 30% per annum, and since the Central Beach expansion process, investors have seen the index recover at home 50% per year”, underlines Altevir Baron, market director of FG.
The city of Santa Catarina stands out on the national and international scene for its indexes of safety, quality of life, education and social investment. Plus, even skyscrapers put BC on the investment radar. Currently, the largest buildings in the country are located on the famous beach of the coast, including the largest residential building in Latin America, the One Tower.
“In the recent past the city was seen as a second home, as a destination for retirees and which had our Argentine brothers as a large audience. Today the scenario is of a city in full development, with pillars of tourism, technology, health and infrastructure and is attracting investments from different sectors of the economy and, mainly, families who use the road and air network for connections, creating a new and strong economic axis in the country”, concludes the president of the FG, Jean Graciola.
Looking not at the price per square meter, but at the variations, Balneário Camboriú remains at the top of the real estate valuation, with indexes around 30%.
