A couple was arrested in the act by the carabinieri of the 21st DP (Bonsucesso), after reporting a coup in the sale of a property in Bonsucesso, in the northern area of ​​the city. Fraudsters Aluisio José Aroucha Neto and Priscila de Melo Motta Aroucha, tenants of an apartment, presented themselves to the victim as the owners of the unit, in order to carry out the illegal sale of the unit.

The victim paid 70% of the charged amount. Looking for the condominium administrator, to find out who owned the property, he realized that the two were not owners of the apartment, but simple tenants.

The victim searched for the criminals and questioned them about the transaction. The couple then proposed to the victim to take the rest of the sum or to give up the business by signing a deed registered with a notary.

Since the victim of the scam was slow to respond, the criminals asked third parties to debit, in a threatening way, the previously agreed and still unpaid installments.

By then, however, the victim had already contacted the police, who ordered her to inform the criminals that she wanted to call off the deal.

A meeting was scheduled at the 14th Notary Office of Bonsucesso, for the signing of the term of agreement for the return of the property. The criminals were arrested in the act by the police, after having signed the deed, issuing proof of the crime of ideological falsehood against them.

For Nelson Borges, sales manager at Sergio Castro Imóveis, a company that has been in the real estate business for more than 74 years, people should check before making any payments. “Firstly, you should buy and sell a property with the assistance of an accredited real estate agent. Secondly, you should never pay anything without first obtaining, yourself, a certificate of real encumbrances – the so-called RGI – of the intended property, in addition to checking the identity of the seller”, teaches the professional, who recommends making use of the services of established real estate agents or lawyers specialized in real estate matters.

The duo, who will answer for attempted embezzlement and ideological falsehood, were brought to the 21st DP, without offering any resistance.
