The expert teaches simple tricks to make your property more versatile
More and more often people are looking for practical and, at the same time, comfortable environments. In a scenario with so many real estate dimensions, it is important to be aware of how to create optimized spaces. According to data from the Brazilian Society of Heritage Studies (EMBRAESP), in the city of São Paulo alone, the average size of residential units of up to one bedroom has decreased by 40% in a decade, from 46.1 m² to 27 .5 m², in 2021.

Thinking in this context, Sandra Nita, Architect and Product Specialist at Vila 11, a Brazilian development company multifamily which develops, manages and manages residential rental properties in strategic regions of Sao Paulo, lists three tips for making spaces multifunctional. I wait!
1. Adopts the environmental camouflage technique
Strategically creating a two-in-one space is one way to do this generate more space and, at the same time, enrich the places clean. “An excellent idea is, for example, to take advantage of a corridor, which is a passageway, and place furniture that hides a service area where the ironing board and also the washing machine are located. In everyday life or when guests receive visits, these objects are kept, but the space can be set up when necessary, simply by opening the wardrobes”, explains Sandra Nita.
two. Use furniture with more than one function
According to the architect, there are several pieces of furniture with a more neutral appearance, which allows them to perform more than one function. “Will that extra room in the house be used as an office or to receive guests? It can be for both occasions. You can find desks that can be used to work and for storing things, just as there are beds that can be transformed into sofas. By using your imagination and purchasing the right furniture you can create strategic environments,” he says.
3. Invest in furniture that divides spaces
Especially smaller properties tend to have more than one room in the same space without there being any structural divisions; for example, the room with the Kitchen without a wall. A solution in these cases is to use furniture to separate the rooms. “A table, a sofa or a bookcase can help divide spaces in a natural way and without damaging them, since they are essential elements. The advice is to measure each piece of furniture and position them intelligently”, concludes Sandra Nita.
